The Holm Oak Villa is a beautifully laid out four bedroom home for up to eight people looking for peace and privacy. The villa is situated right at the Adriatic shore under the shade of hundred-year-old evergreen holm oak trees, with a private wild rocky beach. This air spa offers a healthy environment and a good relaxation for body and mind, and helps to forget all about the daily routines, problems and busy city life.

OUR AIM
This piece of land has been in our family since 1972, with us being the very first settlers in the area. At the time, the only way to approach the land was by boat. Since then, the site had been used for many years as a campsite by several generations of our family during the summer holidays. Nowadays we have extensively developed the property, but still, we would like to keep the same vibe of peace, happiness and love, as it was during the last 44 years. Our goal today is to share these exact feelings with our guest and develop a self-sustaining house able to maintain and further improve itself. Therefore, the villa is constantly improving, and we are always positively surprising our returning guests.

GROUND FLOOR
A spacious, sunlit living and dining area, separated with a breakfast bar from a modern ash wood kitchen offers a perfect place to hangout and for social gatherings. Large patio doors lead into the garden, which is only 10 m away from the sea. The rest of the walls and flooring are a combination of natural stone, tiles and plaster, modernising the traditional style of a Montenegrin sea house. The kitchen is fully equipped, with a huge work surface suitable for organising big dinners and inventing new recipes. Bathroom/toilet and two storage rooms are located at the rear of the floor. A cMETAL–ash wood staircase leads to the first and second floor bedrooms and balcony.

1st FLOOR
Three 12 m2 bedrooms are located on the first floor of the home. Two bedrooms each feature a double bed, with a full-wall window and French balcony, letting the sunlight in and offering views of the garden and the sea. The third bedroom at the rear of the house contains two single beds and is perfect for children. There is also a bathroom/toilet on this floor.

2nd FLOOR
The top floor of the house is split into a spacious 25 m2 bedroom and 25 m2 balcony offering a stunning view at the Adriatic sea, and nearby landmarks of the isle Old Ulcinj and Lisnj summit of the Rumija mountain. On a clear day, the whole length of the Montenegrin coast can be seen and even the southern parts of Croatia. The crown of the landscape is the breathtaking fiery horizon during the sunset and afterwards the night sky encrusted with stars, with the only sound coming from the waves and crickets.

GARDEN
During the summer, the garden is the place where most of the activities take place. As it is situated right next to the sea under the shade of the holm oak trees, it maintains it’s own microclimate, which in combination with the sea breeze offers a pleasant chill out area even during the hottest summer days. Here, you can find four beach chairs, and a huge, 15 person dining table.

PRIVATE BEACH
The guests of the house may use the private rocky beach in front of the villa. However, there is also a couple of public beaches nearby; Paljuskovo and Utjeha, only 200 m and 900 m away, respectively.

PARKING SPACE
Private parking suitable for two vehicles.

WATER: There is running technical water in the house, suitable for washing and showering. Drinking water will be provided in bottles or canisters.
INTERNET: Optional 3G Internet, usually on offer during summer holidays from Montenegrin mobile operators. Please check their websites or contact us for more details and help.

SERBIAN-SRPSKI

Vila Crnika, (Holm Oak Villa) je predivno organizova kuća sa četiri spavaće sobe koja može da ugosti grupu od osam gostiju. Vila je smeštena na samoj obali Jadranskog mora pod hladom stogodišnjeg zimzelenog primorskog hrasta, tzv. crnike, sa privatnom stenovitom plažom. Vazdušna banja nudi zdravu sredinu i odličan odmor za dušu i telo, pružajući zaborav na svakodnevne obaveze, probleme i gradsku vrevu.

NAŠ CILJ
Ovaj komad zemlje je u našoj porodici još od 1972, gde smo došli kao prvi doseljinici u okruženju. U to vreme, jedini pristup placu je bio čamicima, iz mora. Od tada, dugi niz godina mesto je bilo porodični kamp gde su generacije naše porodice provodile letnji odmor. Danas smo znatno unapredli imanje, ali ipak, želeli bismo da zadržimo istu atmosferu mira, sreće i ljubavi, baš kao što je i bilo tokom poslednje 44 godine. Cilj nam je da pokušamo da podelimo ista osećanja i sa našim gostima, kao i da razvijemo samostalnu kuću, koja će moći samu sebe da održava i dalje unapređuje. Zbog toga se vila svake godine sve više unapređuje dok naši gosti, koji ovde redovno letuju, uvek bivaju pozitivno iznenađeni.
